The Big Wave project site is situated in northwestern San Mateo County along the coast of the Pacific Ocean just north of Princeton by the Sea, approximately 25 miles south of San Francisco, 10 miles west of San Mateo, and 45 miles north of Santa Cruz.

The site is located on Airport Street, northwest of the Princeton/Pillar Point Harbor area in unincorporated County of San Mateo. The project area is accessible via State Highway 1, located less than one-half mile to the east, and Airport Street. The project site can be directly accessed from the surrounding Capistrano Road, Prospect Way, and California and Cornell Avenues, located to the east and south of the site, respectively.

Surrounding land uses include the Half Moon Bay Airport (east), the El Granada Mobile Home Park (north), the Pillar Point Marsh (west), and the Princeton/Pillar Point Harbor industrial/commercia1 area (south).

The Big Wave project is proposed to develop two adjacent parcels comprised of approximately 20 acres of relatively flat undeveloped topography, currently in vegetable crop production. The project parcels are separated by an unnamed drainage in Pillar Point Marsh, a salt marsh habitat influenced by both tidal action and freshwater runoff from its tributary drainage area.

The 15-acre parcel is proposed for an Office Park and the 5-acre parcel for a Wellness Center, both intended to serve developmentally disabled adults and the Coastside community. It is intended that the developmentally disabled adults would work at both the Wellness Center and the Office Park, as well as reside in some of the proposed residential units. The development is also intended to offer opportunities for the local community.

The Office Park would consist of four two-story, class A office buildings totaling 155,888 square feet, plus associated common areas with 547 parking spaces, 11 of which are handicap accessible. In addition, a 2,000 square foot, one-story maintenance building would be developed on this parcel. Approximately 34 percent of the parcel would be paved with pervious concrete. Paved walkways and patios, landscaping and lawn, and open space are incorporated in the design.

The Wellness Center would have a residential component with 1,200 and 1,500 square foot duplexes and 750 square foot rental apartments. The Center would also include a common recreation area, a 10,000 square foot community center, approximately 13,000 square feet of commercial/retail space, approximately 16,000 square feet of storage facilities, a 1,200 square foot maintenance building, and 64 parking spaces and 7 handicap spaces.
