CAJA prepared an Environmental Impact Report for the Canyon Hills project in the Verdugo Hills area of the City of Los Angeles. The project site contains approximately 887 acres of land located in the northeastern San Fernando Valley. The site is an irregularly-shaped piece of land with elevations ranging from approximately 1,000 feet above mean sea level (MSL) to approximately 2,200 feet MSL. Interstate Highway 210 bisects the project site in an east-west direction, dividing it into a northern subarea of approximately 492 acres and southern subarea of approximately 395 acres. The project site is unimproved and largely covered with desert sage, trees, scrub, and grass. Fire roads, firebreaks, and undesignated equestrian and hiking trails criss-cross the project site.

The Canyon Hills project includes the proposed development of 280 single-family homes to be clustered on approximately 246 acres of the 887-acre project site. Approximately 210 homes will be constructed on approximately 176 acres north of Interstate 210 (Development Area A). The remaining 70 homes will be constructed on approximately 70 acres south of Interstate 210 (Development Area B). Approximately 641 acres (72.3 percent) of the project site, including a large swath of land west of the two Development Areas, will be preserved as permanent open space.

The project will also include an equestrian park on approximately three (3) acres adjacent to La Tuna Canyon Road that will be available for public use. Other permanent open space areas and private recreation facilities will be provided within both Development Areas A and B, which will be owned and maintained by the project homeowners association(s).

Site preparation for the proposed project will require a cut and fill grading operation over approximately 220 acres (25 percent) of the project site. Grading required for the 34 custom lots would be in addition to this amount.
