The Project would involve the development of a mixed-use project including approximately 9,615 gross square feet of ground-floor retail space, a 17-classroom private high school, 25 dormitories and counselor units, 31 residential units, and associated parking. The proposed project would consist of one rectangular-shaped building that would occupy the entire block bounded by a public alley to the north, Crest Drive to the east, Pico Boulevard to the south, and Wetherly Drive to the west. Parking for the proposed project would be included as two levels of subterranean parking that would be accessed via entry and exit driveways provided on Crest Drive. A total of approximately 71 parking spaces would be provided.

The Project Applicant is requesting the following discretionary approvals as part of the Proposed Project: Vesting tentative tract map for condominium purposes, Site Plan Review, Zoning Administrator Approval for Transitional Heights to allow building heights of approximately 80 feet in lieu of 25 feet, Variance to allow building height of approximately 80 feet in lieu of 45 feet in Height District 1VL, Variance to allow FAR of approximately 3.84:1 in lieu of 1.5:1, Waiver of the loading space requirement, Variance to allow 71 parking spaces in lieu of the requirements of the City Code and City Planning Department Deputy Advisory Agency requirements for 168 parking spaces, and any other ministerial or discretionary permits or approvals to allow for development of the Project.
