The Project Site [Cancer Immunotherapeutic & Tumor Immunology (CITI) Building] is located at 1500 East Duarte Road, in the City of Duarte. The approximately 40,000 square foot Project Site is located within the larger approximately 18-acre City of Hope campus. The City of Hope campus is located between the Foothill Freeway (Interstate 210) and the San Gabriel River Freeway (Interstate 605), south of Duarte Road between Village Road and Hope Drive.

The Proposed Project includes the demolition of approximately 8,986 gross square feet of the Vivarium Building, which is a modular building and the Helford Office Building, which is an old patient dormitory; and the development of a 106,557 gross square foot biological research laboratory building having five floors above grade and one basement level used for unoccupied building support services.
The CITI Building would serve as the centerpiece of scientific research on the City of Hope campus by placing researchers in close proximity to the physicians and patients who would use and benefit from their research. The Building's design would incorporate a curved shape with several areas of floor to ceiling windows. This shape would allot the building to fit within this dense portion of City of Hope's campus, while functioning as an aesthetically compelling landmark. This unique design would make the building recognizable as the home of a world-class cancer research facility. Numerous windows would take advantage of the landscape and views existing on the City of Hope campus, providing maximum natural light into laboratories and common spaces, and would allow City of Hope employees and visitors to view the laboratories and production facilities contained within the buildings.
