Max Keech and Patrick Fellowes Lead Agency: County of San Mateo Date Completed: October 2002 An EIR for the Edgewood Estates and Rathgar Court Subdivisions project was prepared by CAJA in 2002. The Edgewood Estates and Rathgar Court Subdivisions project, located in unincorporated San Mateo County, proposed to subdivide the Edgewood Estates project site into a 13-lot single-family residential subdivision on a private gated road, with lot sizes ranging from 20,040 square feet to 31,823 square feet. The Rathgar Court project site was proposed to be subdivided into five single-family lots on a private road, with lot sizes ranging from 20,100 square feet to 21,900 square feet. The proposed Edgewood Estate project site is located at 1520 Edgewood Road, within the unincorporated Palomar Park community of San Mateo County. The site is situated within the sphere of influence of the City of San Carlos and is located between the cities of San Carlos and Redwood City. The project applicant proposed to subdivide the Edgewood Estate project site into a 13-lot single-family residential subdivision. Lots were proposed to be located on both sides of a new curvilinear cul-de-sac, which would be 22 feet wide with a five-foot wide asphalt sidewalk on one side and no streetlights. All utilities would be located under the cul-de-sac, including water, sewer, natural gas, electricity and telephone. Storm drain inlets would be provided along the lower portion of the cul-de-sac to convey storm water runoff to a 12-inch storm drain, and then to an on-site retention basin proposed to be located within Lot No. 13 near the gated entrance. Storm water runoff would then be piped off-site to an existing 18-inch storm drain located in Edgewood Road. A homeowner's association would be created to maintain the private cul-de-sac and utilities. The proposed project was designed so that it would not be highly visible from Edgewood Road, except at the project entrance. The Rathgar Court project site is located at 1718 Edgewood Road, within the unincorporated Palomar Park community of San Mateo County. The site is situated immediately southwest of the Edgewood Estates site and is located within the sphere of influence of the City of San Carlos. The project applicant proposes to subdivide the Rathgar Court project site into a five-lot single-family residential subdivision. The existing single-family dwelling unit on the project site would be demolished. The five-lot subdivision was proposed to surround the cul-de-sac.
