Thomas Properties Group-El Segundo Partners, LLC Lead Agency: City of El Segundo Date Completed: December 2001 CAJA prepared an EIR in 2000 for the El Segundo Corporate Campus EIR, which consisted of the re-use of the former 46.5-acre Rockwell International site in El Segundo. The $500 million mixed-use project included a variety of uses as provided in the proposed Corporate Campus Specific Plan, including office uses, research and development facilities, light industrial uses, laboratories, technology facilities, telecommunications and web hosting facilities, hotel/conference center, retail space, a restaurant, a fire station, and soccer fields. The 2,175,000-square foot Corporate Campus will be the largest of its type in El Segundo history. The project site is located in the northeast corner of the City of El Segundo and was utilized by Rockwell International from 1953 to 1990 to manufacture metals and composite aircraft parts. During the time that Rockwell International occupied the site, numerous buildings and underground storage tanks were located on the site. After discontinuing manufacturing activities on the site in 1990, Rockwell International undertook the removal and demolition of all on-site facilities. Extensive remediation activity was also conducted on the project site during this time, including the closure and removal of all underground storage tanks. The project applicant proposed to re-use the project site for a commercial development. Consistent with the intent of the existing zoning, the project was designed to provide an opportunity for the development of compatible commercial, office, research and development, retail and hotel uses in a mutually beneficial manner. While the proposed employment-generating uses (office, research and development, light industrial) constitute the core uses of the project, the complementary retail, restaurant and hotel uses would be developed proportionally as the construction of the core uses is undertaken by the project applicant. There are a variety of options and site plan configurations that may ultimately be developed within this overall development envelope. The project site would also include an approximately one-acre site that would be dedicated to the City of El Segundo for the location of an approximately 14,200 gross square foot fire station, with the location to be mutually agreed upon by the project applicant and the City of El Segundo. |
