Client: Decron Properties Corp. Lead Agency: City of Los Angeles Date Completed: April 2003 CAJA prepared an Initial Study for the Furama Hotel Redevelopment project, located at Lincoln Boulevard and Manchester Avenue, which consists of a mixed-use project featuring multi-family housing, as well as ground floor retail and restaurant uses. The proposed project includes 547 new multi-family residential units (including loft style studios (live/work), 1-bedroom and 2-bedroom units), and 26,000 square feet of retail uses. The retail uses are proposed at ground level and would include 17,000 square feet of general retail uses, 4,000 square feet of neighborhood retail, and 5,000 square feet for a "High-Turnover" restaurant. The remaining portion of the project site, including the existing 12-story Furama hotel tower and the Satellite Building, would be reoccupied with a new quality restaurant of approximately 3,000 square feet. This restaurant would essentially replace the existing Marina Cafe. In addition, approximately 16,500 gross square feet of hotel support/ancillary uses (administrative offices, lobby, meeting/banquet rooms, kitchen, laundry, etc.) would be relocated to the vacated area in the Satellite Building. The 12-story hotel tower would remain with 275 rooms but would be remodeled as an up-to-date hotel serving the local business and neighborhood community. In addition, the proposed project would include architectural water features, several landscaped courtyard areas, children's tot lot, and a swimming pool/spa area. On Tuesday, October 7th, 2003, the Westchester/Playa del Rey Neighborhood Council voted to support a zoning change requested by the developer, Decron Properties Corporation.
