The approximately 2.1-acre project site is located at 1714-1736 McCadden Place and 1727-1729 Las Palmas Avenue within the Hollywood community of the City of Los Angeles. The project site is bounded by McCadden Place to the west, Yucca Street and two existing multi-family structures to the northeast, Las Palmas Avenue to the west, and commercial uses to the south. The L-shaped project site is currently occupied by a surface parking lot with approximately 305 parking spaces. Three existing paved entryways lead into the site. Two of these entries lie adjacent to each other on the western border of the site. The southernmost entrance is gated and is marked by a large sign used as advertisement. The third entryway lies on the southern portion of the eastern border. An attendant booth sits just south of this entrance.

The proposed project would involve the development of two eight-story structures containing a total of 218 condominiums and 626 parking spaces. A total of 626 parking spaces would be provided on the first three levels of the proposed structure, including two subterranean levels. Of the 626 parking spaces, 417 subterranean spaces would be dedicated for residential use while 209 street-level spaces would be dedicated for public use. A landscaped courtyard and an approximately 4,100-square-foot community room would be provided on the first residential level of the southern structure.
