Client: Thomas Properties Group Lead Agency: City of Los Angeles Date Completed: In Progress The Metro Universal Project is proposed to be developed on an approximately 14.5-acre site, which is located approximately 2 miles north of Hollywood and 10 miles northwest of downtown Los Angeles, in central Los Angeles County. The Project Site is generally bounded by Bluffside Drive to the north and west, Lankershim Boulevard to the east, and Ventura Boulevard to the south and east. Campo de Cahuenga Way and the Hollywood Freeway bisect the Project Site at the central and southern portions of the site, respectively. Five separate parcels comprise the Project Site and these parcels are respectively referred to as Sites A, B, C, D, and E. The Project Site presently operates as a transit/transportation hub associated with the Universal City station of the Metro Red Line subway operated by the Los Angeles County Metropolitan Transportation Authority (Metro). The Metro Red Line runs under the Project Site, and the underground station is located just west of the corner of Lankershim Boulevard and Campo de Cahuenga Way. The Project proposes to transform the existing surface parking lots and bus transit facilities into a transit-oriented, commercial or mixed-use development, with parking facilities required to serve both transit patrons and employees and visitors to the new development. Project facilities would be implemented in phases so as not to interfere with currently ongoing transit operations. The Project would be developed in two phases, as described below. Phase 1 Phase 1 of the Project would involve new development on the north side of Campo de Cahuenga Way and would include demolition of the existing surface park-and-ride lots, and construction of up to 995,200 square feet of office and media center development and associated parking structures. To assure continuous Metro operations during construction, the initial Phase 1 improvements would include relocating the Metro park-and-ride parking spaces to Site D and Site E while keeping the Metro bus loading/drop-off, transfer and layover facilities in their current locations on Site C. Phase 2 Phase 2 of the Project would involve new development on Site C south of Campo de Cahuenga Way at Lankershim Boulevard near the Hollywood/101 Freeway. Phase 2 would include further reconfiguration of bus transit facilities and construction of one of two development options: Option A Office building, with subterranean and above ground parking; or Option B Hotel and condominium building, with ancillary meeting rooms, restaurant and lounge areas and spa, with subterranean and above ground parking. ![]() Surrounding Neighborhoods and Communities ![]() Conceptual Site Plan |
