Client: Sea Glass Holdings Lead Agency: City of Los Angeles Date Completed: In Progress The proposed project would provide a mixed-use development on a currently vacant lot in the Playa del Rey community of the City of Los Angeles. The approximately 3.3-acre site is located at the southwestern corner of Pacific Avenue and Culver Boulevard, and is zoned [Q]C4-1VL (Commercial) and R3-1 (Multiple Dwelling). The proposed project involves the development of 35 residential condominium units with maximum height of 36 feet, totaling approximately 87,000 square feet, plus approximately 4,000 square feet of retail space on ground floor, and 128 parking spaces. Approximately 1.5 acres of the project site will be dedicated open space. The project site is bounded to the east by Pacific Avenue, to the north by an undeveloped City-owned lot, to the south by Culver Boulevard, and to the west by public beach. Del Rey Lagoon Park is located adjacent to the project site, on the east side of Pacific Avenue, along with retail uses and multi-family residences in Zones [Q]C4-1VL and R3-1. Multi-family residences are the predominant use on the R3-zoned properties to the north and south of the project site. The project site is currently undeveloped; however, historic photographs, Sanborn fire maps, and building permits indicate the site was developed with numerous residences between the early 1940s and the late 1980s. ![]() Project Location Map ![]() Conceptual Site Plan |
