The project site located at 19370 Sonoma Highway, City of Sonoma, is a long rectangular parcel with an area of 1.74 acres. It is developed with a bungalow that has been converted to a veterinary clinic, a single-family home, several accessory buildings, including a large barn, and associated off-street parking. The residence/cat clinic was built in 1910 and has been identified as a potentially significant historic structure. The property has a zoning and General Plan land use designation of "Mixed Use," which allows residential densities of up to 20 units per acre.

The project includes the development of a mixed-use project on the property, including two commercial buildings with three upstairs apartments, four detached live/work units, and eight detached single-family homes. All buildings are two-story. The development would be accessed by a new 24-foot wide public street off Sonoma Highway that transitions into an 18-foot wide private road. As proposed, all traffic to and from the development would be from Sonoma Highway (a connection with Palou Street is not proposed). The proposal requires public improvements including extension of utilities and service systems, and would entail subdivision of the property into 14 lots. A +/-35-foot wide common open space area is provided at the eastern edge of the project site. Details on the units have been summarized below:

  • Commercial Buildings with Apartments: Two mixed-use buildings are proposed at the front of the site. Both buildings are similar in design and appearance and have been located symmetrically on the Sonoma Highway frontage. The northern building includes 1,468 square feet of commercial space on the ground floor, 1,136 square feet of commercial space on the second floor, and one second-floor apartment with a living area of 1,092 square feet. The southern building includes 1,468 square feet of commercial space on the ground floor, and two second-floor apartments with living areas of 1,092 and 1,019 square feet. In total, the buildings include 4,072 square feet of commercial space, and three upstairs apartment units. Covered parking and a parking lot have been provided at the rear of the buildings.
  • Live/Work Units: A group of four detached live/work units are proposed east of the parking lot. Two of the live/work units (Plan D) include 774 square feet of commercial/work area on the ground floor, with 1,523 square feet of living area above. The other two live/work units (Plan E) include 761 square feet of commercial/work area on the ground floor, with 1,378 square feet of living area above. The Plan D units are provided with two car garages and the Plan E units are provided with single-car garages.
  • Single Family Homes: Eight detached single-family homes are proposed east of the live/work units. The homes would be accessed by a central private drive. Three plan types are proposed. Plan A includes 1,888 square feet of living area, Plan B includes 1,682 square feet of living area, and Plan C includes 1,683 square feet of living area. All units have two-car garages.
